Jessica has over 18 years experience in property investment management and is the business owner. Jessica is responsible for the day to day management of your property.
Leasing
Our aim is to minimise vacancy and maximise your rental income.
A rental appraisal is completed at time of listing to ensure you will receive the best possible return.
We complete a comprehensive marketing campaign across all leading websites such as realestate.com, domain and a host of other portals. We advertise your property in our window television display. We then get to work on contacting our database of prospective tenants.
Emerald Lakes Residential conduct open homes and private inspections to not only show your home but to also vet prospective tenants to ensure they are suitable. When an application is received, a thorough screening process is completed including database checks, rental references and employment verifications.
Once we have secured a suitable tenant for your home Jessica will conduct a thorough and comprehensive entry condition report of the home which includes hundreds of photos.
On Going Property Management Services
Once your home is leased we then get into the day to day management. We conduct regular routine inspections every 13 weeks and provide a comprehensive routine inspection report with photos.
We monitor rental payments daily and complete a monthly disbursement to owners on the first day of each month. A clear end of month statement is provided as well as an End of Financial Year statement for your tax purposes following the close of the financial year.
Emerald Lakes Residential will notify you of any maintenance items that require repair and will arrange for these to be repaired by reputable trades in a professional and timely manner. We arrange payment of repair invoices from your rental funds unless instructed otherwise.
Should your home have an emergency repair outside of business hours, no problems. As we live on-site we are available to trouble shoot with your tenant and help where we can to avoid late night call out fees from trades.
We complete regular rental reviews on your property and commence the lease renewal process three months before your tenants lease is due to expire.
Emerald Lakes Residential can complete the preparation and lodgement of any necessary insurance claims for your home.
